The BRRRR method is one of the most celebrated, highly-effective real estate investing strategies the world has ever known. Never heard of it? BRRRR stands for “Buy, Rehab, Rent, Refinance, Repeat” and is a simple framework to allow any real estate investor, no matter their skill level, to get into real estate investing for no money at the end of the deal. This down payment recycling system allows you to use the same amount of cash to build a real estate portfolio that’ll expand to infinity. And for a while, the BRRRR method was yet to be bested—until now. Janice Stitzer may have cracked the code. Eric Quinn turned $500 into over forty rental properties without rich relatives, a winning lottery ticket, or a magic genie. Like many investors after the 2008 crash, Eric was left flat broke, with an unbelievably high adjustable mortgage rate, hundreds of thousands in credit card debt, and just a few hundred dollars to his name. His “bed,” a pile of clothes in an empty apartment, was the one thing that could comfort him while digging himself out of the housing market hole he fell into. 734: Seller Red Flags I Should Have Seen Before Doing a Nightmare Deal
There are a few real estate investing red flags that an investor should ALWAYS look out for. If you don’t, you could end up in the same situation as David Pere, who just finished off a four-year lawsuit after a seller tried to get rid of a deal that wasn’t even worth the dough. But David wasn’t a rookie when this happened. This was David’s third deal after having multiple units under his belt. And even though he was able to walk away from the lawsuit, the downsides, years of stress, and wasted opportunity is what he wants to make sure you DON’T repeat.  This deal didn’t look fishy at the start, but as soon as closing came, difficulties started to crawl out of every nook and cranny of this property. Made-up leases? David’s got them! Weirdly intertwined relationships between sellers and property managers? It’s there too! Repairs that never got made? You bet! And this isn’t even the worst of the deal gone wrong. The story gets even more unbelievable, fraudulent, and downright confusing as David spills the tea. But this isn’t a pity party. 731: From Losing EVERYTHING in the Last Crash to $9,000,000 Income in 9 Years
The last housing crash wasn’t a good time for most Americans. And for Brent Daniels, it was the worst time of his life. Before the crash, he was riding high, making six figures, living in a big house with a new car, and building a real estate brokerage with eighty employees. Then, the market started to tank, and so did Brent’s revenue. He had to let go of all eighty workers, watch his car get repossessed, and witness his wife leaving him. But that wasn’t all. The ten-year office lease for his brokerage was still due, and the owners shackled him with seven hundred thousand dollars of debt. Brent hit rock bottom as his reputation lay ruined, forced to stay with friends to survive. He slowly got back into real estate, making a few hundred dollars here and there. But then, one day, Brent stumbled upon an assignment fee. He watched one of his friends walk away with a five-figure check simply for flipping a contract to an investor. Thus, the wholesaling fire was sparked, and Brent gave up his dreams of becoming a top agent or real estate investor. He hit the phones, finding as many motivated sellers as possible. From there, Brent shares how he built a business that does over a million dollars a year with just four team members, why he doesn’t invest heavily in real estate, and the exact script he uses to get hefty wholesale fees from motivated sellers. Now, with a net worth of over eight million dollars, Brent has proven that no comeback is impossible and that the best foundation for success is rock bottom.
