Property Rezoning, Annual HOA Meeting, Call for Candidates, This Week's HOA Meeting
Welcome to episode 23 of the Lyon's Gate HOA Podcast. There are 3 items that directly affect the residents of Lyon's Gate that we talk about in this episode. The proposed zoning change of the undeveloped property adjacent to Lyon's Gate at the southwest corner of Ray Rd and Higley Rd. This proposal would change the zoning of that property from Shopping Center to Multi-Family to allow for a proposed 274 unit multi-family development. There will be an online informational meeting about this proposal that Lyon's Gate residents are encouraged to attend. This virtual meeting will be held on Monday, October 25 2021 at 6:00 PM. Residents can receive a link to that meeting by emailing vanessa.macdonald@pewandlake.com no later than 5:00 PM on the day of the meeting. We are also providing a link to the notification letter which contains more information as well as a preliminary conceptual drawing of the proposed 274 multi-family unit. You can view that letter [HERE]. The annual Lyon's Gate HOA membership meeting is scheduled for Wednesday, December 8th at 7:00 PM. Homeowners should have received information about this meeting as well as the call for Board candidates and a nomination form for any homeowner interested in running for the HOA board of Directors or nominating someone who is. More details are in the podcast.The monthly Lyon's Gate HOA Board of Directors meeting is this Wednesday, October 20th, at 7:00 PM at the clubhouse and virtually. residents will be receiving login instructions for the virtual meeting. My name is Adam Mayor and I am writing to introduce myself to you in order to gain your vote to grant me the privilege of being on the board of directors for the HOA of the great Lyon’s Gate community. I am a Vice President of technology operations at Wells Fargo bank with 11 years of experience in the finance industry. My skill sets of project management, incident resolution will benefit the HOA if I am elected. I have always been fond of the town of Gilbert; however, the Lyon’s Gate area was the location my wife and I fell in love with and decided to start a new family in. I am running for the board because I see opportunities to improve the community for everyone’s benefit. When the time comes, vote for Mayor if you want to take back the neighborhood sidewalks from low hanging tree limbs or encroaching bushes. I have lived in Lyon’s Gate with my dog Alex since December 2018. It is truly my home. As a homeowner, I take pride in what Lyon’s Gate represents. I love my morning runs in the community and seeing so many residents out and about. I would make an excellent member of the board. I will serve as a representative of families and answer to you first. Building a relationship with the people in Lyon’s Gate is an important part of being a board member. I promise to take my role seriously while upholding the values and needs of the people and the community. I will serve with the mindset of making smart long-term business decisions that ultimately increase property values and ensure that Lyon’s Gate stays a desirable neighborhood to move into and be a part of. Here’s Denise’s 200 word bio: Denise Fecci Profession: Educator/Trainer; 25 years Residency: Deeded resident, cluster home; 13 years I have served on the Lyon’s Gate Board of Directors for 6 years, holding the positions of President, Treasurer and Secretary. While serving, I worked collaboratively with other members to ensure the fiscal health of the association, which has helped enhance the value of the community, maintain the dues and build the reserve to $2.1 million. As a Social Committee member for 8 years, we have been responsible for planning and executing the activities in Lyon’s Gate, like the Annual Block Party, Movie in the Park and Winter Wonderland. Currently, I am providing insight and history of our community to our new property manager as we transition. This is a huge undertaking and there are many outstanding projects that need oversight. I will continue to support her in any way needed in order to allow a seamless transition. If elected, I will serve in the best interest of the membership by working vigilantly with fellow Board members and our new property manager to ensure sound fiscal decisions, properly informed residents and a well-maintained community. Here's Dan's 200 word bio: My wife Doreen, my daughter Megan and I have lived in Lyon's Gate since the summer of 2014 when my employer moved me to Arizona to handle their Southwest territory.  I attended the Cleveland Marshall School of Law while working full time and passed the bar State of Ohio in 2001. I have spent my career in construction risk management and construction finance.  I really enjoy living in the West after spending the first half of my life in the Midwestern and Mid Atlantic States.  My family and I have made a hobby of exploring the backcountry and National Parks of Arizona and the surrounding states in our Jeep. This information is time-sensitive and needs to be received by the HOA by Thursday, November 12th in order to be placed on the absentee ballot.  The vote will be held at the annual HOA meeting on Wednesday, December 2nd at 7:00 PM. New Property Management Company Update
Welcome to episode 10 of the Lyon's Gate HOA Podcast. In this episode, Lyon's Gate President Bob Ferron and Vice-President Mike Adams talk about the recent developments with the unexpected resignation of City Property Management, how their resignation impacts Lyon's Gate, and the plan in the coming weeks to secure a new property management company. On October 1st, 2020, City Property Management resigned as the property manager for Lyon's Gate, giving the community 30 days to transition to a new management company. In this episode, Bob and Mike review the process that is in place which was voted on and approved by the Board of Directors at the emergency meeting which was held on Wednesday, October 7th, to hire a new management partner for Lyon's Gate. Milestones Here are some important events in the hiring process and their associated dates to keep us on track to have a new management company in place by October 30th: Wednesday, October 7th: The Board approved gathering recommendations from residents for property management companies through noon on Friday, October 9th.Friday, October 9th: RFPs sent to 12 property management companies. Each company has until Friday, October 16th at 5:00PM to respond.Saturday-Sunday, October 17-18: Proposals received are reviewed by Board members individually.Monday, October 19th: In a special meeting of the Board of Directors, open to all residents, the Board will choose 3 of the candidates to present their proposals to the Board and to the residents at the Regular General Board meeting on Wednesday, October 21st.Wednesday, October 21st: At the Regular Board meeting, the decision will be made by a vote of the Board to hire the new management company. A Letter of Intent will be signed, followed by the securing of the contract. October 22nd - 30th: Transition from City Property Management to the new management company.  As mentioned above, there will be another special meeting of the Board of Directors at 7:00PM on Monday, October 19th. All residents are encouraged to attend.
